Rates & Deposit:

Lodging rates based on occupancy (see individual rooms for details), $35.00 per additional guest in room beyond base occupancy. Prices exclusive of 6% Texas State Room Tax. A 50% deposit of the lodging is due at the time of booking. The balance is due 14 days prior to arrival, at which time your credit card will automatically be charged for the balance. If reservation is made less than 14 days prior to arrival, full payment is due at the time of making the reservation. This payment policy does not apply to weddings. There is a separate policy and contract for weddings, and balances have to be paid for 3 months prior to the wedding date. Please contact us early during your wedding planning stages for information and reservations.

Cancellation Policy:

We understand that situations arise which make cancellations unavoidable. However, last-minute cancellations are difficult to fill and we may have already turned business away. Your deposit will be cheerfully refunded if your cancellation is made 14 days prior to your stay, minus a $50 cancellation fee. If the cancellation is made within 14 days of your stay, no refund will be issued. We do offer trip insurance that may be added onto your reservation from Allianz Global Assistance. NOTE: This cancellation policy does not apply for weddings and other events. A separate cancellation policy included in the wedding contract will apply.

Minimum Stay Requirements:

Two-night minimum stay required on weekends and holidays. When a holiday falls on Thursday or Monday, a three night minimum stay is required. At times a one-night stay may be permissible for an extra charge.

Getting Here: Please note that our Texas bed and breakfast cannot be found with GPS or MapQuest. Driving directions will be provided when reservations are made.

Check-in Times: 3:00PM - 7:00PM (Guests can make arrangements for later check-in)

Check-out Time: 11:00AM

Guest Amenities

Breakfast: A continental breakfast is included in your rate and is delivered to your house or cabin. It includes coffee, tea, bagels and cream cheese, muffins, yogurt, fresh fruit, juice, and granola bars. Discount given for Continental breakfast opt-out.

Internet: Accommodations are not equipped with WiFi, but you can get Internet service in the area of the Show Barn.

Pet Friendly: We welcome canine companions at our Texas bed and breakfast, but we ask you to contact us to check availability and make arrangements before arrival. A $35 fee per pet per night applies. Please read our pets policy page for details.

Smoking Policy: All cabins are non-smoking. Outdoor areas are available for smoking.

Housekeeping: We do not offer housekeeping service, but if you find you are in need of anything during your stay you can call Guest Services.

Children: We are the perfect destination for Texas family vacations and we welcome children of all ages.

Damage Policy:

Any damages done to any BlissWood property by guests or persons visiting or staying with guests or any damages done by pets will be the responsibility of the person who made the reservation, and by your confirmation of the receipt of e-mail from BlissWood, you agree to make restitution for such damage.

Very Important Vehicle Tip:

Please stay on the interior ranch roads (in your own vehicles or golf carts). Driving off the roads or in the pastures puts you at risk for getting stuck, wet or dry, as we have sandy soil. If you do get stuck, a wrecker will need to be called to assist you, and you will be responsible for the wrecker’s charges.


BlissWood does not assume responsibility for special circumstances due to people having allergic reactions to anything related to the property. It is possible that BlissWood personnel or previous guests may have prepared foods that some people are allergic to, such as foods containing peanuts, on our property. Although our properties are thoroughly cleaned regularly, anyone with allergies or special conditions are warned that BlissWood will not be held responsible for any health problems. Persons should also consider that this is a working ranch, and as such has many different species of animals and plants on the property that some people may find they are allergic to.


Being a large working ranch, there are inherent dangers on the property. Considerations for safety should be taken by visitors at all times. You may encounter insects, spiders, snakes, and animals (some quite large) that can possibly pose a serious threat to humans. Visitors are responsible for their own safety and should take necessary precautions while visiting our ranch. (As examples; please don't try to pet the Bison or swim in our lakes. If hiking, beware of thorns, insects, beehives, snakes; etc.). If you have any concerns, please feel free to contact us for detailed information.
