FAQ About Lodging at our Texas Ranch
Due to our strict ranch schedule, check in time is only allowed after 4:00 PM. Check-out time is at 10:00 AM.
We do not allow early guest arrival or non-registered guests for general access to the property.
We understand that situations arise which make cancellations or rescheduling unavoidable. However, last-minute cancellations are difficult to fill and we may have already turned business away.
- 14-7 days prior to arrival you will be charged a $100 fee to cancel or reschedule.
- 6-3 days prior to arrival you will be charged a fee equivalent to 50% of your stay.
- 2 days or less prior to arrival there are no refunds.
A separate cancellation policy included in the correspondence for weddings, elopements, group retreats or other events will apply. Deposits and balances paid for weddings, retreats, other events are non-refundable.
All towels and linens are provided. We offer all the hotel essentials as well including shampoo, bar soap, and hair dryer. Daily housekeeping is not provided.
All accommodations feature full or efficiency kitchens so you have the option to cook during your Texas getaway. All rentals provide basic kitchen items including, plates, glasses, silverware, refrigerator, microwave, toaster, regular coffee maker and coffee provided is self-filtered. If you bring your favorite coffee, please also bring filters. Rentals with stoves include pots and pans.
A continental breakfast is included in your lodging rate or you may opt-out for a discount. We do not provide gluten free options, please see our breakfast page for more details.
You have lots of options when it comes to eating during your stay. We offer a variety of DIY dining packages to complete your Texas ranch getaway. All accommodations feature an efficiency or full kitchen, so you can bring and prepare your own food as you desire. All of our houses and cabins have private gas grills for cooking outdoors.
If you don’t feel like cooking, you can drive to Bellville, Texas, about 20 minutes away, and check out several area restaurants to eat out.
Accommodations are not equipped with WiFi, but you can get Internet service in the area of the Show Barn. Many guests have also had success using hotspots with their phones.
Firewood is provided for any cabins or houses with fireplaces or fire pits.
All of our houses and cabins have private gas grills and propane is provided.
We do not offer daily housekeeping service, but if you find you are in need of anything during your stay you can call Guest Services.
In order to maintain a private and relaxing environment, only registered guests are allowed on the property. We do not allow early guest arrival or non-registered guests for general access to the property.
For no additional charge, you can experience the outdoors on our expansive ranch by viewing ranch animals, birding, or hiking and biking on our ranch trails. If you want to ramp up the ranch experience, for an additional cost you can try horseback riding, trap shooting, boating, archery, and catch & release fishing in our stocked lakes.
Please explore our activity packages as well as our things to do for more info. Activities must be booked in advance, 2 weeks advanced notice is preferred.
All accommodations are non-smoking. Outdoor areas are available for smoking.
We are the perfect destination for Texas family vacations and we welcome children of all ages in most of our rentals. Age restrictions vary based on the accommodation you choose. Rates are based on double occupancy.
We welcome canine companions, and most accommodations allow you to add your pet to your reservation; however, those few accommodations which do not allow you to add a pet, please call to discuss. A pet fee does apply. Please read our pets policy page for more details.
While most cell phones have reception here, we have found that AT&T works the best, and Verizon second best. Other carriers may not work as well.
For those accommodations with jetted tubs and/or hot tubs, we ask that you not bring any products to use in our jetted tubs/hot tubs, since some products can cause damage. For your safety, we also ask that children be supervised at all times if they use the jetted and/or hot tubs.
We appreciate it and thank you for being respectful of those added amenities for your enjoyment in some of our lodgings.
Please stay on the interior ranch roads whether you are in your own vehicles or golf carts. Driving off the roads or in the pastures puts you at risk for getting stuck, wet or dry, as we have sandy soil. If you do get stuck, a wrecker will need to be called to assist you, and you will be responsible for the wrecker’s charges.
